If you want hourly security, this is not your lane.
PA Sb 1173 (the wholesale law) says it is unlawful to "profit from equity you do not own" meaning-no wholesaling on units 1-4 if you're not licensed under a PA broker.
Nowhere does it say Novation, double close or assignment is OK, no where does it say "except" anything
We ARE licensed. We ARE wholesalers and buyers. And we can (with certain rules) help wholesalers OWN the equity they need in a transaction to get the profit your work has earned.

This splits into two categories:
A. Licensed Wholesalers (You hold a real estate license)

Option 1 — Experienced Volume
This is for experienced operators who: • Already produce volume
• Don’t need training
• Just need a compliant place to hang their license
If you have done 30 or more deals in the last year
• $50/month platform fee
• $500 per closing
• Minimum 3 deals/month
• If under 4 deals → $800/deal
Option 2 — Full Service Support
• $75/month platform fee
• $800 per closing company fee
For wholesalers who: • Need guidance
• Need structure
• Need deeper operational support
After $12,000 paid to the company in a calendar year:
You cap to 100%.
After cap: • Only $300 technical/legal fee per transaction applies.
B. Non-Licensed Wholesalers
You must operate under our structure.
Compensation:
• 50/50 split on net assignment profit
• We handle contracts, compliance, disposition, and closing
If you only bring a warm lead: • $25 referral fee to you
• $75 retained by company
If you fully work the deal (calls, follow-up, negotiation): • 50/50 split
No license = cannot operate independently.
Agents may wholesale.
Wholesalers cannot act as agents without a license.
