Steve Franco has been investing in real estate since 1997. He began operating full-time in Northeastern Pennsylvania in 2008. Long before brokerage oversight, there were purchases, renovations, rentals, financing structures, negotiations, and real risk.
That sequence matters.
Because when you’ve been the buyer, the seller, the landlord, the flipper, the lender — and later the licensed broker — you see transactions differently. You understand where deals fail. You understand where expectations drift. And you know how to structure things before problems surface.

This wasn’t a jump into brokerage from sales training.
It was the natural progression of decades in the field.
1997 — Investor First
Began acquiring and operating property. Learned valuation through ownership, not theory.
2008 — Full-Time in Northeastern Pennsylvania
Transitioned into full-time real estate operations in NEPA. Actively purchasing, repositioning, and managing assets across changing market cycles.
2009 — Wholesaling & Deal Structuring
Structured assignments and off-market transactions with full disclosure and performance awareness. Learned contract discipline and buyer qualification the hard way — through execution.
2015 — Licensed in Pennsylvania
Became licensed under Pennsylvania law to represent buyers and sellers directly. Brokerage authority added legal clarity and structured representation to existing investment experience.
2022 — Brokerage Leadership
Expanded into broker leadership, aligning agents and operators under defined standards, compliance expectations, and transaction discipline.
